English Avenue stays steadily pressing forward. During the times of the pandemic, prices flew up like many other places. Prices has dropped some, but are still much higher than where it was before.

For example, this 2,280sq ft lot was purchased for about $52,000 in 2021. If it closes anywhere near to it's current listing price of $79,900, the seller is looking at a 60-ish% increase in 3 years of the land value.

Happy to say that my client is under contract, and if the stars align, we should be closed by the end of Feburary.

First buyers had to back out of ZERO fault of Seller. That didn't stop multiple potential from asking why did the Buyers back out... LOL.

My clients are back Under Contract and making our way through the Due Diligence Period.

If the stars align, we will be closed by Mid Feburary.

All parties couldn't come to an agreement on repairs, so the Buyer decided to terminate the contract.

After the Buyer backed out, the seller decided to do make some changes.

1. Updated the Seller Property Disclosure
2. Referred Client to Several Contractors & Had Receipts for Contracted Work Completed (Side Note: I try to help my clients out, but I always try to let them know that the contractors were good when I used them. Please don't use them blindly due to my recomendation)
3. Relisted the property to get Multiple Offers.
