I work with a lot of "house hackers" in Atlanta. It's a speciality of mine. A house hacker is one who buys to live in one unit and rent out the other. If done effectively you can easily have your mortgage, paid for by the other side anywhere from 50% to 100% depending on the kind of rents and mortgage payment comes out to be. The term originally was used by BiggerPockets

"House hacking is a common theme that a lot of my investors that I work with are looking for. While this is often done with a duplex. It is also possible to do with a residential property, specifically a 4-3 with two separate entrances leveraging the basement. Keywords such as "in law suite" and "two kitchens" also helps during a search.

This is a hack that not too many people know about but the benefits are that you pay less of a premium on a residential home than you do on a duplex when it comes to financing. Why not get the same deal for less? Plus less competition, everyone and their mother's are out there looking for duplexes. You're welcome. Stay connected. ;)
