One quick reminder before your weekend house hunting:

Speak with your real estate agent before visiting a builder’s sales center or registering online.

Builder registration rules vary. Your first visit or online registration may affect whether your agent can represent you in the transaction.

The sales representative works for the builder. A buyer’s agent works for the buyer.

Before you accept a builder deal, check four things.

One: the home. When will it actually be ready? Two: the concessions. What is included—and what is not? Three: the requirements. Does the offer depend on a certain lender, home or deadline? Four: the comparison. Does the builder package beat another loan option or a comparable resale home?

A price reduction and a builder incentive are not the same thing.

A price reduction changes the home’s purchase price. An incentive may help with selected costs, upgrades or financing—but it may also require a particular home, lender, contract date or closing deadline.

The right question is not, “How big is the incentive?”

It is, “What does the complete offer cost me, and what do I give up to receive it?”

That is the comparison I make before recommending that a buyer schedule a tour.

The headline incentive may not be the best builder deal.

Sometimes the real opportunity is sitting in quick-move-in inventory. Look beyond the base price. Check the actual home, compare what is available, and evaluate the complete builder package—including the features, requirements and alternatives.

A builder’s advertised incentive is only the first page of the story.

The better opportunity may be a completed or nearly completed home the builder wants moved before month-end. Current Atlanta-area builder inventory includes multiple quick-move-in homes marked Price Reduced across several metro counties.

Before calling something a deal, I look at:
• How close the home is to completion
• Whether the price has already been reduced
• What the builder is contributing
• Which lender or closing requirements apply
• How the complete package compares with a resale alternative

Sometimes the advertised incentive wins. Sometimes the quieter price reduction is the better value.

Toll Brothers at Overlook at Lenox Park is advertising up to a 3% closing-cost credit through Toll Brothers Mortgage Company on select homes during its September 5–6 National Open House.

The community offers luxury townhomes minutes from Buckhead. Briarwood starts around $799,000, while Skyland starts around $1.199 million with select homes offering elevators, terraces and more than 3,700 sq. ft.

At $900,000, 3% could represent as much as $27,000 toward eligible closing costs—but the actual credit depends on the selected home, financing and builder approval.
