It has been incredible to see Atlanta host so many exciting World Cup matches over the past month. Our city has been an amazing stage for the world, and I’m so proud to call it home. I can’t wait to see what major events Atlanta hosts next!

This week, I spent more time on the phone with other agents than I did searching FMLS. July historically is a little slower because of summer break and people tend to travel a lot this month. It doesn’t mean the market isn’t still active.

Two houses I showed last week that were both off market at two totally different price points received multiple offers and are under contract. I learned about both of those listings through my relationships with other agents, not FMLS.

A big part of my job isn’t just knowing what’s listed—it’s building strong relationships with other agents, staying connected, and having conversations that uncover homes before they’re publicly available or finding sellers who may be considering a move.

When inventory is tight or my buyers have very specific needs, I don’t and can’t stop at FMLS. I start making calls, sending texts, and leveraging the relationships I’ve built over the years to create opportunities where there may not appear to be any.

Real estate is so much more than opening doors and writing contracts. It’s problem-solving, networking, negotiating, and advocating for my clients every single day.

Sometimes the perfect home isn’t waiting for you online—it starts with a conversation.

What a truly special closing last week with these dear friends and clients! The journey to get here had lots of twists and turns. I don’t always share the stories behind my closings, but this one is worth the read!

Three years ago we found their dream home in their dream neighborhood. It was an off market deal that we jumped on right away and were able to negotiate a contingency on the sale of their home. We worked fast and got their beautiful home under contract within days—only for the buyers to have a change of heart and terminate 2 days before closing. We worked quickly and had another offer we accepted—unfortunately that buyer terminated on the last day of due diligence due to high interest rates. My clients lost their dream home and we were all devastated and heartbroken. It’s so hard in these situations especially when two contracts terminated at no fault of the sellers.

A few months after the dust settled, I called every agent that had represented a buyer in this neighborhood and no one was ready to sell. I then hand wrote letters to every owner and implored them to reach out to me if they were willing to sell. I didn’t hear anything.

Over the past few years we looked at a few houses, but nothing compared to the dream home we lost. Just when we almost gave up, I received an email that changed everything.

A sweet seller emailed me that they had saved my letter from 3 years ago and they were ready to sell and asked if my clients were still looking. I don’t think I’ve responded faster to an email. We went at the first available appointment and it was even better than the original dream home. We made a strong offer immediately and the sellers accepted! From start to finish it was the type of transaction that just felt right. The sellers couldn’t have been more lovely and my clients had such a sense of peace that this was the right house.

I always tell my clients that everything happens for a reason and you always end up where you’re supposed to be. In this case, that truly rang true and closing day was a joyful, happy day!

Agents, always write the letter…you just never know!
