If you live around Tucker and North DeKalb, you know answering “Where do you live?” isn't always as straightforward as it sounds.
Tucker? Northlake? Oak Grove? Briarlake? Henderson Mill? Sagamore Hills? North Druid Hills?
And then there's always:
“Well, technically my address says Atlanta, BUT…” 😂
That's one of the things I love about this part of town. We have all these little communities and neighborhoods tucked together, each with its own personality, favorite places and people who are very specific about what their neighborhood is called.
So I'm curious:

Another set of keys handed over and another chapter officially closed at 5182 Station Circle in Norcross!

🏡 Should you renovate before you sell?

Maybe. But please don't start swinging a sledgehammer just yet.

One of the biggest misconceptions I hear from sellers is that they need to update everything before putting their house on the market.

Usually, they don't.

Sometimes fresh paint, better lighting, a good deep clean, landscaping and a few strategic repairs will give you a much better return than spending thousands on a kitchen renovation you'll never get to enjoy.

And sometimes? Yes. There's an improvement that's worth making.

The trick is knowing the difference.

Before you spend $20,000 trying to make your house look like somebody else's house, let me come take a look. I can help you figure out what buyers in our market are likely to care about, what they probably won't, and where your money is better left in your bank account.

Because there's nothing quite like installing your dream kitchen just in time for someone else to move into it. 😏

Taste of Tucker is back!

📍 Tucker Town Green | 4226 Railroad Avenue

Local restaurants will be serving up everything from barbecue and burgers to Greek, Mediterranean, Southern favorites and plenty more. There’s also live music, b**r and c***r, and a whole lot of Tucker packed into one afternoon.

Even better, the event supports Camp Kudzu and NETWorks Cooperative Ministry, two organizations doing good work in our community.

This is exactly the kind of thing I love about living and working around here. ❤️

Now for the important question:

What are you eating FIRST?

I am accepting recommendations because wandering from booth to booth saying “Well, I suppose I should try that too” is not technically a strategy.

October is here. 🍂 And before we get completely distracted by football, chili, and buying decorative pumpkins we absolutely do not need, there are a few things around the house worth checking.

🏠 Your October Homeowner List:

🍁 Clean out the gutters
🔥 Have the furnace/HVAC checked before the first cold snap
🚪 Check weatherstripping around doors and windows
💧 Disconnect and drain outdoor hoses
🧯 Test smoke and carbon monoxide detectors
🌳 Trim branches that are getting a little too friendly with the roof
🏡 Take a quick walk around the exterior and look for anything that needs attention before winter

Nothing particularly glamorous here. But neither is discovering a clogged gutter during a November rainstorm.

A little maintenance now can prevent a much bigger repair later.

🍂 October around here is pretty hard to beat.

Cooler mornings, patios becoming usable again, football everywhere, festivals popping up...and approximately 47 conversations about whether it’s actually cool enough to turn off the air conditioning.

This month, I’m going to spend a little more time sharing the places, neighborhoods, businesses, homes and people that make Tucker and North DeKalb such a great place to call home.

Want to know something I've learned from walking through a LOT of houses with buyers?

They start forming an opinion before we've made it to the kitchen. 🏡

And it's usually not the expensive stuff they notice first.

They notice whether the front door looks welcoming.
Whether the house smells fresh.
Whether they can actually see the countertops. 😂
Whether the rooms feel bright.
Whether little repairs have been taken care of.
And whether the house simply feels loved.

Here's the good news:

Most of those things don't cost much.

Fresh mulch. A clean front door. New light bulbs. Less clutter. Touch-up paint. A few small repairs you've been meaning to tackle since approximately 2019.

You don't necessarily need a $50,000 renovation to make your home more appealing.

Sometimes the little things do a surprising amount of heavy lifting.

And even if you're not planning to sell anytime soon, they're pretty nice improvements to enjoy yourself.

My favorite homes aren't necessarily the biggest or the fanciest.

They're the ones that make a Saturday feel really good. 🏡

Coffee somewhere comfortable.
A dog wandering in and out.
Something cooking in the kitchen.
A porch you actually use.
A football or baseball game on somewhere in the background.
And absolutely no reason to put on real pants before noon. 😂

When I'm helping someone find a home, these little things matter more than people sometimes realize.

Because you're not really looking for three bedrooms, two bathrooms and 2,000 square feet.

You're looking for the place where your life fits.

So here's my Saturday question:

If you could add ONE thing to your current home purely for enjoyment, what would it be?

Screened porch? Pool? Bigger kitchen? Workshop? Garden? Reading room? Giant closet that magically organizes itself?

Mine might be that last one. 😂
