I love when my clients send updates. this client closed last month but the landscaping hadn't matured. This client was initially looking at another home in another community but when we got a chance to inspect the contract, he was turned off w some of the non standard terms and that he would not be able to use his own preferred lender who was offering a phenomenal rate for VA. The lending process attached to that particular home turned him off so i went back on the hunt setting his expectations about the product. Im like Ernest, i'm rocking with you, but u not going to get this product anywhere else unless you willing to go up $100k. He said "Vic, i'm here for the experience and i'm rocking with you. We going to spend and i'm going to get a house but also where i feel valued in the transaction." I was reluctant cuz i know new construction's inter-woven relationship w their preferred lenders. But favor is favor. We found this beauty in a golf community off a private lake with a phenomenal co-op agent. They were VA friendly, we were able to negotiate the use of the lender who was unbeatable in rate without coming out of the pocket $30k. we were able to negotiate the way we spent the incentives in the way that was most beneficial. It was collaborative and smooth from beginning to end. He is enjoying his 4 sides brick, 2 primary suites in a pool and golf community with minimal out of pocket investment. A win is a win!!

sometimes the things we feel hesitant about are God's speed bumps to slow us all down and grab our attention to re- evaluate. it was a tale of 2 houses but in the end he chose experience over sq.ft.

So excited for my relocation client , Coach Hawkins closed on his home. I'm so thankful for my team who got us to the closing table when the builder's preferred lender literally dropped the ball on a well qualified buyer. He called me and said Victoria i don't know what this is about but I said don't fret. i had an awesome co agent who advocated w me along the way to use my own lender to get us to closing in 14 days. sometimes we have to have the right people on our side to get to the finish line. it was Fred Curry's team that said oh we can close him and in less than 14 days, and he did just that.
