Street by Street — The Lot Matters!
By Sandy Stewart, Realtor
When we evaluate a home, it’s easy to focus on the house itself—the architecture, finishes, square footage and condition.
But sometimes the most important feature is the one you can’t really change - the lot.
In Atlanta, lots can vary dramatically, even on the same street. Topography, privacy, mature trees, sunlight, drainage and usable outdoor space all influence how a home feels—and ultimately how buyers value it.
But there’s another consideration that is just as important: Does the land fit the house and the homeowner’s lifestyle?
A family dreaming of a pool and a large backyard may value a relatively flat, open lot. Someone looking for privacy might prefer a wooded setting with natural topography. A gardener may care about sunlight and orientation. And a beautiful home can feel surprisingly out of place when its scale overwhelms the property around it.
The best properties tend to have a certain harmony between the home and the land. The house feels like it belongs there—and the property supports the way its owners actually want to live.
So when you’re looking at a home, don’t just ask whether the house works for you.
Ask whether the land does, too.
Because you can change a lot about a house.
But you can’t change the lot.
(Unless, you are also buying your next door neighbor’s property to expand.)
