I moved to Atlanta in 1998, after graduating with a degree in Environmental Economics and Management from the University of Georgia. A­fter working in the environmental consulting field and nightlife industry for a some time, I planned, built, and opened HALO Lounge in the basement of the Historic Biltmore in 2001. HALO was recognized as one of the top lounges in the country due in large part to my efforts in operations, branding, marketing, programming, and positioning. For more than a decade, I worked diligently as owner/operator to keep my establishment relevant in an industry known for relatively short business cycles. As fate would have it, I sold HALO in 2012 the day before my wife and I welcomed our son, Owen. During the housing decline, I took advantage of the opportunity to invest in rental houses, and along the way, gained a great deal of first hand investment and development experience in real estate. I am used to being a self-starter, engaging in tough negotiations, making educated business decisions, adjusting to changes in the market and economic cycles and interacting with people. AUGUST 2025 MARKET UPDATE

The pace of home sales in the Atlanta metro slowed in July as buyers took a breather amid increased inventory and anticipation of interest-rate cuts later this year, Georgia MLS said.

Home sales fell 8% month over month and 4.5% year over year. Sales volume fell 11.3% month over month and 5.9% year over year to $2.61 billion.

The median sales price was $415,000 in July — flat with June and down 0.7% from $417,950 in July 2024.

New listings slid 2.3% month over month and rose 8.4% year over year to 9,360, while active listings were up 0.4% month over month and 32.7% year over year, at 22,671.

According to GAMLS, Rising inventory levels are allowing buyers to pause and shop more deliberately. Higher mortgage rates are also playing a major role. Some buyers are waiting to see if the Federal Reserve lowers rates later this year. A quarter- to half-point drop could spur a late-season surge, though rates are unlikely to fall below 6% any time soon. Economic uncertainty, including tariffs, is also keeping some buyers on the sidelines.

ATLANTA MARKET UPDATE: THE Atlanta market is clearly recalibrating. Whether you're planning to move in 2025 or just keeping tabs, these numbers show we’re shifting into a more balanced, buyer-friendly environment.

If you're a seller, pricing and presentation are key. The days of throwing a home on the market and getting multiple offers overnight are behind us, at least for now. Be strategic. Listen to the market feedback early and adjust as needed.

If you're a buyer, you've got more options. Homes are sitting longer, and many sellers are increasingly motivated. There's room to negotiate again - but don't wait too long. The best homes still get scooped up quickly, especially if they're turnkey and priced right.

Closed Sales: As of March 2025, there were 4,964 sales, compared to 5,230 in 2024 and 5,636 in 2023. That’s a 12% drop year-over-year and almost a 20% decline over two years.

Active Listings: By March 2025, there were 20,555 active listings, compared to 15,172 in 2024 and 12,702 in 2023. That's a 62% increase over two years.

Expired Listings: In January 2025, 1,526 listings expired - a jump from 1,000 in 2024 and 2,318 in 2023. February 2025 saw a 23% increase in expired listings over February 2024.

Days on Market: the median number of days on market rose to 25, up from 17 in 2024 and 17 in 2023. That's nearly a 50% increase year-over-year.
