Before you say, “We have no idea what to do this weekend,” Atlanta has a few ideas for you. 👀🎨

October 9–11 is bringing chalk art, festivals, live music, theater, and one of the city's biggest celebrations to Metro Atlanta.

And the best part? There are options whether you're planning a family outing, looking for something creative, or just wanting to spend the weekend exploring.

Here's our Top 5:

🎨 ** #5 — OTP Saturday Roundup**
Saturday only! Lilburn Daze fills Lilburn City Park with handmade goods and live music, while Woofstock brings a dog-friendly music festival to downtown Fayetteville. Bring the pup!

🎨 ** #4 — Like Father**
A brand-new world premiere musical at the Alliance Theatre. This coming-of-age story explores America's true-crime obsession with a folk-pop score. Running through November 15, with mature themes.

🎨 ** #3 — Fall Festival on Ponce**
Saturday and Sunday bring fine art, handmade crafts, and acoustic music beneath the trees of historic Olmsted Linear Park.

🎨 ** #2 — Chalktoberfest**
More than 80 chalk artists transform Marietta Square into a giant outdoor gallery, with craft b**r and w**e tastings on Saturday.

🎨 ** #1 — Atlanta Pride**
The Southeast's largest Pride festival fills Piedmont Park with a free weekend celebration, plus Sunday's parade stepping off at noon. Take MARTA!

And this is what we love about Atlanta.

You can spend one day exploring local art, another enjoying live music, and still find something completely different happening just a few neighborhoods away.

Sometimes the hardest part of planning the weekend isn't finding something to do.

It's choosing where to go first. 😂

We are Elements Atlanta, helping you find the best places to live, eat, and discover in the city we love.

Hit follow so you don't miss next week's Top 5.

Which one are you checking out?

Three places I’d tell you to eat if you’re spending a day in Candler Park:

Fox Bros Bar-B-Q for the BBQ.

Gigi’s Italian Kitchen for an intimate Italian dinner and pasta.

Sean’s Candler Park for sandwiches, biscuits, coffee, and a casual neighborhood stop.

And this is exactly why neighborhood content matters when you’re talking about Atlanta real estate.

Buying in Candler Park isn’t only about bedrooms, square footage, and home prices.

You’re also buying into the restaurants you’ll walk to, the places you’ll grab breakfast, where you’ll meet friends for dinner, the park, MARTA access, and the overall rhythm of the neighborhood.

If you’re moving to Atlanta or comparing Intown neighborhoods like Candler Park, Inman Park, Lake Claire, or Decatur, spend some time actually experiencing the area before you decide.

The house matters.

But so does everything waiting outside the front door.

Which Candler Park restaurant would make your top 3?

You can love every photo of a house and still need to ask: would living here actually work for us? 👀

Picture walking into a home and loving the finishes. Then you start thinking about where you’d work, how your morning commute would look, and whether the monthly payment leaves room for everything else you enjoy.

That’s not talking yourself out of a home.

That’s getting clear about what you need from it.

Because finding your dream home isn’t just about recognizing a style you love. It’s about understanding how the whole picture comes together.

Here’s where we’d start:

🧭 Set your priorities: Separate must-haves from nice-to-haves. Think about the space, layout, and future needs that matter to you.
🧭 Plan your budget: Consider monthly payments, upfront costs, and upkeep while leaving room for everyday life.
🧭 Choose your location: Look at your commute, nearby amenities, and how the area fits your routine.
🧭 Tour & compare: Pay attention to condition, layout, and natural light. Picture using the rooms, not just admiring them.

You’re allowed to be excited about a house AND practical about whether it fits.

Maybe you can live without the extra room. Maybe the layout is something you’re not willing to compromise on. Knowing the difference gives your search a clearer direction.

We want you to find more than a home you’re excited to show people.

We want you to find one you’re excited to live in. 🏡

What does “due diligence” mean when buying a home in Georgia?

It’s one of the most important periods in the purchase contract.

During due diligence, buyers typically have time to inspect the property, evaluate what they’re buying, negotiate repairs or credits, and — depending on the contract — decide whether they want to continue with the purchase. :chatgpt-content-reference{index="1"}

And this is where the deadline matters.

If that period expires and you later decide to terminate, your earnest money could be at risk depending on the terms of your agreement. :chatgpt-content-reference{index="2"}

So if you’re a first-time home buyer, buying a house in Atlanta, or relocating to Georgia, don’t just remember your closing date.

Know your:

Due diligence deadline.
Inspection deadline.
Earnest money deadline.
Financing deadlines.
And every other date written into your contract.

Real estate is full of numbers — but sometimes the most important numbers are the dates.

How much do you really need to buy a house in Atlanta?

It depends on the loan program.

Some qualified buyers may be able to purchase with far less than 20% down.

A conventional loan may allow as little as 3% down.
An FHA loan may require around 3.5%.
Eligible VA buyers may have access to 100% financing.

But buyers need to remember something important:

The down payment is only part of the cash you may need at closing.

Closing costs are separate.

When I’m talking with buyers, I often tell them to budget roughly 2%–4% of the purchase price for closing costs.

So if you’re buying a $400,000 home, that could mean roughly $12,000–$15,000 in closing costs in addition to your down payment.

That’s why first-time home buyers, Atlanta home buyers and anyone moving to Georgia should look at the full financial picture before starting the search.

Down payment.
Closing costs.
Monthly payment.
Cash reserves.
Loan program.

Work with a local lender and understand your numbers before you fall in love with the house.

Candler Park’s historic homes might get you to stop scrolling. But the neighborhood around them deserves just as much attention. 👀

Picture a weekend without a packed itinerary. You grab lunch along McLendon, spend some time at the park, and head home to enjoy the front porch.

Nothing complicated. Just a few things you’d genuinely look forward to doing again.

That’s part of what makes Candler Park worth getting to know.

The neighborhood brings together:

🌳 Historic homes with front-porch character
🌳 McLendon Avenue restaurants and patio favorites
🌳 Walkable blocks and access to MARTA
🌳 Park days and a nine-hole golf course
🌳 Lake Claire right next door

And those details tell you something a listing photo can’t.

They help you picture how you might spend your time here, not just where you’d put the sofa.

Maybe you’re drawn to the architecture. Maybe it’s having places to get outside. Maybe you like the idea of a neighborhood restaurant becoming a familiar part of your week.

You don’t have to want the same things as every other buyer.

But you deserve to think about the things that would make a place feel like YOUR home.

For anyone who loves historic character, porch time, and a neighborhood with places to explore, Candler Park gives you plenty to picture.

DM us and we’ll send you the full Candler Park guide.

What exactly is earnest money when you buy a house?

This is one of the most common questions I hear from buyers — especially first-time home buyers.
Earnest money is essentially a good-faith deposit that goes along with your real estate contract and shows the seller that you’re serious about purchasing the property.

But buyers need to understand something important:
Earnest money isn’t simply “extra money you lose.”

Whether it is returned, credited toward the purchase, or potentially put at risk depends on the terms of your contract and whether you follow the required deadlines and contingencies.

That’s why buyers should understand:

How much earnest money is being offered
When it has to be delivered
Who is holding it
What your due diligence and contingency deadlines are
What happens if you terminate the contract
How it is handled if you make it to closing

If you’re buying a home in Atlanta or anywhere in Georgia, don’t wait until after your offer is accepted to ask these questions.

Understand the contract before the money leaves your account.

When you’re buying a home in Atlanta, square footage is only part of the equation.

How easily can you get where you need to go?

That’s one of the reasons Scottdale, Georgia is worth looking at if you’re searching near Decatur.

With Avondale MARTA Station nearby, buyers have another option for getting into Atlanta without every trip automatically starting behind the wheel.

And that matters.

If you commute into the city, travel frequently, attend Atlanta sporting events and concerts, or simply want more transportation options, access to MARTA can become a real lifestyle amenity.

So if you’re comparing Scottdale real estate, homes near Decatur, ITP Atlanta neighborhoods or DeKalb County homes, don’t only ask:

“How much house can I get?”

Also ask:

How long is my commute?
How close am I to MARTA?
What can I reach without driving?
How easy is it to get into Atlanta?
What does everyday life look like from this address?

Because sometimes the feature that makes a home work isn’t inside the property at all.

It’s the access surrounding it.

Would MARTA access influence where you buy in Metro Atlanta?

10/02/2026

POV: You purchase a home in Scottdale, Georgia… and one of Metro Atlanta’s most recognizable food destinations is practically part of your neighborhood routine.

That’s the part of real estate buyers sometimes miss.

When you’re searching homes for sale near Decatur, comparing DeKalb County neighborhoods, or planning a move to Atlanta, the house is only part of the decision.

What’s five or ten minutes from your front door matters too.

Your DeKalb Farmers Market gives you access to fresh produce, international foods, spices, seafood, bakery items and ingredients from around the world — all in one place.

And that’s exactly why location matters.

If you’re researching Scottdale GA real estate, homes near Decatur GA, ITP Atlanta neighborhoods, first-time home buying in Atlanta or relocating to Georgia, think beyond the listing.

Ask yourself:

Where will I grocery shop?

Where will I eat?

How easy is my commute?

What can I do nearby on a Saturday?

What places will actually become part of my weekly routine?

Sometimes a neighborhood starts making a lot more sense when you understand the lifestyle around it.

Would being this close to Your DeKalb Farmers Market make you consider Scottdale?

Sometimes the right house really does show up at the right time. 🏡✨

It started with an email.

We set up a call, talked through what they were looking for, and a couple of weeks later, we headed out to see a few homes.

And then—we found the one.

They fell in love, we wrote the offer, and just 30 days later, we were sitting around the closing table! 🔑

But the timeline is only part of the story.

These buyers were an absolute pleasure to work with.

They stayed on top of every step of the loan process, asked great questions, and made the entire process feel easy.

And for anyone wondering where to start, here’s what we want you to know:

🗝️ Your questions are welcome, even before you know all your next steps
🗝️ Your priorities belong at the center of the search
🗝️ Your timeline doesn’t have to look like anyone else’s

Starting the conversation doesn’t mean rushing the decision.

It means giving yourself somewhere to begin.

From that first email to handing over the keys—this is exactly why we love what we do.

Congratulations to our newest Atlanta homeowners! Here’s to making lots of great memories in your new home. ❤️
