As you begin preparing your 2025 Income Tax Return, I wanted to provide a few helpful reminders regarding the tax benefits of your home purchase.
Locate Your Closing Statement You will need a copy of your Settlement Statement (Closing Disclosure) to calculate certain deductions. These can sometimes be misplaced during a move, so I recommend locating your copy now to have it ready for your tax professional.
Potential Tax Deductions While mortgage interest and property taxes are commonly known deductions, other items are often overlooked:
ā— Mortgage Points: Points paid to secure your mortgageā€”whether paid by you or by the seller on your behalfā€”are generally deductible as interest.
ā— Interest at Closing: Your closing statement shows "prepaid interest" from the date of closing to the end of that month. This may not appear on the year-end statement from your lender.
ā— Additional Items: Unamortized points or prepayment penalties may also be deductible in the year they were paid.
Note: Please rely on the counsel of a qualified tax professional to ensure you receive all legitimate deductions.
IMPORTANT: File for Homestead Exemption Finally, remember to file for your Homestead Exemption, which can significantly reduce your annual property taxes.
ā— Filing Deadline: All applications must be submitted by April 1, 2026.
ā— How to File: I have enclosed a list of Georgia counties with links to their websites to learn more and file for this deduction.
