Hot take🔥: We don’t just have an affordable housing crisis. We have a “who controls the money” problem.

Everyone says, “Just build more affordable housing.” But developers can’t build what they can’t finance.

And with the recent shakeup at Fannie Mae—including changes tied to multifamily and LIHTC—that conversation just became even more important.

Maybe the real question isn’t why we aren’t building enough. Maybe it’s who has the power to decide what actually gets built.

I understand the concerns, but I also think we have to be careful not to make development itself the enemy. Atlanta wants to be a major tech and economic hub, and data centers are part of that reality.

The bigger question is: How do we welcome investment without making residents absorb all the costs?

Growth and community protection shouldn’t be competing ideas. But shutting the door on development isn’t a strategy either. The real work is figuring out how Atlanta can benefit economically while holding developers accountable for infrastructure, water, energy, affordability, and their impact on surrounding communities.

That’s the conversation I’d like to see more of. Should Atlanta continue welcoming data center development while stronger community protections are being worked out?

MONDAY MONEY TIP 💰🏡

If you’re planning to buy a home with your partner, please don’t start with “How much will the bank approve us for?”

Start with: “What can we comfortably afford every month?”

There’s a difference.

A good starting point is the 28% rule. Take your combined annual income, divide it by 12, then multiply that number by .28.

But remember—that number isn’t just your mortgage.

We’re talking:
🏡 Principal & interest
🏡 Property taxes
🏡 Homeowners insurance
🏡 HOA fees
🏡 Mortgage insurance, if applicable

And the lender is still looking at your other monthly debt too.

I tell my buyers this all the time: I’d rather see you cash positive than house poor.

Because buying the house is one thing. I want you to still be able to live after you get the keys. 🔑

I’ll give credit where it’s due — even small steps toward reinvesting in underserved communities matter. But Atlanta residents have been sounding the alarm about food deserts for years. Access to healthy, affordable food shouldn’t take this long to become a priority. Hopefully this is the beginning of real, lasting change and not just another talking point.

This is why community involvement matters. People are tired of only seeing money poured into reacting to problems instead of preventing them in the first place. Safe communities are built through investment in people, housing, mental health, transportation, parks, and intervention programs — not just policing after the damage is already done.
Shout out to everyone who showed up and spoke out despite the weather. Atlanta is growing rapidly, and residents deserve transparency on where funding is going and whether it truly reflects the needs of the people living here every day.
