Our practice concentrates in two primary areas of real estate law: residential and commercial real estate closings, including the issuance of title insurance; and real estate related litigation, with an emphasis on secured lender representation, including special assets and recovery, litigation in state and federal courts, foreclosures and workouts. Review your notice carefully, and if something doesn’t look right, you have a limited window to appeal. Don’t let the deadline pass you by.

Title insurance is protection for your ownership rights when you buy a home.🏡

Think of it like this:

When you buy a house, you expect the seller to fully own it and have the legal right to sell it to you. But sometimes there are hidden problems tied to the property’s history that don’t show up right away, such as:

* Unpaid taxes or liens
* Unknown heirs claiming ownership
* Clerical mistakes in public records
* Forged signatures on old documents
* Contractor bills that were never paid
* Boundary or ownership disputes

Title insurance helps protect you financially if one of those issues appears after closing.

There are usually two types:

* Lender’s title insurance
Protects the mortgage lender. This is typically required if you’re getting a loan.
* Owner’s title insurance
Protects you, the homeowner. This is optional in some states, but highly recommended.

Unlike car or health insurance, you usually pay for title insurance only once at closing, not monthly.

A simple example:

* You buy a home.
* Two years later, someone claims they actually inherited part of the property.
* If you have owner’s title insurance, the policy can help pay legal costs and covered financial losses.

Before closing, a title company also performs a title search, which is basically a deep review of public records to try to uncover problems before the sale is finalized.
