Spring market is officially here and there’s a lot happening. 🌷🏡

Mortgage rates started the year trending down closer to the 6% range, which brought more buyers back into the market. Recently we’ve seen them tick up slightly again as inflation data, global economic news, and bond market movement continue to shift expectations.

The next Federal Reserve meeting is March 17–18, but it’s important to remember that the Fed doesn’t directly set mortgage rates.

Their decisions mainly impact short-term rates like credit cards, car loans, and savings accounts. Mortgage rates tend to move ahead of Fed meetings based on what markets expect will happen.

Meanwhile, inventory in both Atlanta and 30A has been gradually improving, giving buyers more options than we’ve seen the past few years — while still creating opportunities for sellers who price and prepare their homes strategically.

The 2026 market is shaping up to be one that rewards preparation, timing, and having the right team in your corner.
