🗣️🗣️🗣️Believe it or not buying a home doesn’t have to be stressful especially if you go into it with the right mindset. Preparation is KEY to getting your 🔑

📌 Have all your documents ready before applying. At a minimum, if you are a W2 employee, you need a copy of your ID, the last 30 days of pay stubs, the last 2 months of your bank statements, and your last 2 years of W2s.

🗣️🗣️🗣️If you don’t at least have these things gathered, please hold off on applying for a home.

📌In some cases, your tax returns may be needed.

📌If you receive child support, you need a copy of your child support order or divorce decree AND at least 12 months of payment history showing the payments have been made.

📌If you receive retirement, disability, or social security, you need the award letter showing the amount you receive.

📌If you have a 401K (whether you plan to use the money or not) you need the most recent statement available to show how much you have available. A 401K is looked at as a savings account so it could help your approval odds because it looks like you have additional funds available and may be used as reserves.

📌If you are a veteran, you need your certificate of eligibility.

🔈Besides that, the team of professionals that you choose to help you play a huge part in your process as well, so be sure to find a Realtor and Lender that you are comfortable with ‼️

❓Have you ever noticed that after you put in an application for a home or while you were in the process of buying your home that all of a sudden old collections from years ago start popping up on your report⁉️

‼️This often happens because collection agencies actually watch your reports when you owe them and if they see a mortgage inquiry they know you are gearing up to purchase a home and that might be the best time to get paid because it could stop you from purchasing so they throw their collection on your report. Crazy right😝

👉🏾If you ever look at the soft credit check section of your credit report you will likely see collection agency names. Make sure you are monitoring your credit report using some form of credit monitoring in case this happens so you can catch it early‼️

👉🏾👉🏾👉🏾Most people are afraid to talk to a lender, but yet want to buy a home. A Lender is the KEY(🔑) part to you purchasing a home. If your credit is bad, lenders can look at your MORTGAGE FICO scores from a homebuying standpoint and tell you EXACTLY what you need to do to be able to purchase a home, and quite often that doesn’t even involve paying off everything or having to hire a credit repair specialist.

😬😬😬The problem is most are afraid to even start the conversation. A lot of people fear the inquiry.

🗣🗣🗣Hear me and hear me good: ONE INQUIRY TO SEE WHERE YOU ARE IS ❌NOT❌ GOING TO HURT YOUR CREDIT LIKE YOU THINK AND IN MOST CASES NOT EVEN AT ALL!

✋🏾✋🏾✋🏾Stop sitting around “thinking” your credit is bad or “thinking” you don’t have enough money for a down payment, when there are programs out there that can help with that.

🛑🛑🛑Stop procrastinating and putting it off or watching others fulfill their dream of purchasing a home, and speak with a lender TODAY to get your own individual action plan of what you need to do and execute it AND get your home! Most people are not even in as bad of a place as they think OR they are monitoring the wrong scores and don’t know that MORTGAGE FICO scores are different and have specific actions you can take to improve them.

👩🏽‍💼👨🏾‍💼A reputable lender can give you a step-by-step plan of what to do so that you can purchase a home and as long as you follow the directions, you could be next!

🤔🤔🤔Don’t know a good lender, get with a realtor and they can make a recommendation to you based on some they have worked with and can vouch for, but most importantly HAVE THE CONVERSATION‼️ The time is NOW‼️ ( )

🚨🚨🚨No money down does ❌NOT❌ mean no money at all. There are costs associated with buying a home that you are going to see within the first week of going under contract, so you won’t have time to “save it up” or “get a few more checks and have it at closing”. When your offer is accepted usually within that first week you are going to need:

⭐️Earnest money👉🏾👉🏾A deposit on the home. This is money that you pay to ahow you are serious about getting the home and it is paid directly to the closing attorney most times within 3-5 days of going under contract. Should you close on the home it is deducted from your total cash to close.

⬆️Expect this to be anywhere from $500-3% of the home price on average.

⭐️Inspection Fee👉🏾👉🏾A licensed professional takes a look at the home to be sure there are no underlying issues or repairs that need to be made. This could be plumbing, electrical, roofing, ETC

⬆️Expect this to be anywhere from $200-$500 on average.

⭐️Appraisal fee👉🏾👉🏾A professional will come out to the home and determine how much the home is actually worth.

⬆️Expect this fee to be anywhere from $425 to $875 on average.

🛑None of those fees are covered by down payment assistance programs or have anything to do with using a USDA loan or VA loan and having no down payment. You need this money in the bank at the time you make an offer on a home which means when you apply for a preapproval you will need it because a lender will need to verify your assets and that you can pay those things at a minimum along with any down payment and/or closing costs that may be associated with your loan.
