According to the Housing Affordability Index, published by the NAR, we can see that homes are more affordable now than they have been at any point since the 2009 housing crash when distressed properties dominated the market. This is largely due to historically low mortgage rates.

So while it may seem counter-intuitive, now is a great time to invest in real estate. If you have the money for the down payment, this is a dream market!

There has been a shift in what buyers and renters are looking for when choosing their next home due to the ongoing health crisis. In years' past, bathrooms and kitchens were at the top of the list but according to a 2020 Market Recovery Survey by NAR, a home office takes the #1 spot with 24% of respondents saying that was most important, followed by 15% looking for space to accommodate extended family.

In addition, the survey results also show that among people who indicate they would now like to live in a different area due to COVID-19, 47% have an interest in purchasing in the suburbs, 39% cite rural areas, and 25% indicate a desire to be in small towns.
