every once in a while, I walk through a house that reminds me one reason why I love real estate.

not because it’s the biggest.

not because it’s the newest.

because every room has intention.

character.

warmth.

this one is tucked away next to Vinings, and from that incredible vaulted back porch to the custom built-ins and marble-ceiling bathroom shower, I honestly didn’t want to leave.

what’s one feature in a home you’ll never compromise on?

If you’ve been looking at townhomes because you think a detached house isn’t possible in this price range, I want you to see this.

Because for roughly the same monthly payment, this home gives you:
✔ Over half an acre
✔ A fenced yard
✔ A huge custom closet
✔ Extra storage
✔ Plenty of parking
✔ Outdoor living space
✔ No HOA

Is it brand new?
No.
I
s it cookie cutter?
Definitely not.

And that’s exactly why I like it.

What would you choose:
🏡 This cottage
or
🏘️ A townhome?

Martin Luther King Jr.’s childhood home reopened today after a three-year restoration, and you can once again walk through the home and neighborhood that helped shape his earliest years.

If you’re visiting:

• Ranger-led tours are free.
• A limited number of same-day guided-tour tickets are available each morning at the visitor center on a first-come, first-served basis.
• On Saturdays, the National Park Service also offers guided tours from 10 AM–12 PM without timed reservations. (Policies can change, so it’s still worth checking before your visit.)

Before Dr. King inspired the world…Sweet Auburn helped shape a little boy named Martin.

Add this to your Atlanta bucket list.

🏡 Immediate Buyer Needs

We’ve toured every active listing that fits these clients.
Now we’re looking before homes hit the market.

Know someone in West Paces, Tuxedo Park, Kingswood, Castlewood, Mt. Paran, or Margaret Mitchell/Vinings who’s been talking about selling?

I’d love to have a confidential conversation before they list publicly.

This buyer has incredibly specific needs and we’ve exhausted every available option.

If you know of a neighbor who’s considering selling in Kirkwood, I’d love an introduction.

Smyrna friends...Sometimes the best opportunities never make it to the MLS.

If you’ve heard someone mention they’re thinking about selling near Smyrna Market Village, send them my way.

East Cobb neighbors...this buyer’s wish list is specific (yes... the lack of trees is intentional 😄).

Know someone with a ranch or primary-on-main who may be selling soon? Let’s chat.

One buyer is competing against multiple offers.

Another buyer is negotiating seller-paid closing costs on a similar-priced home.

How can both be true?

Because there isn’t ONE Metro Atlanta real estate market.

There are hundreds of them.

Every neighborhood has its own story.

Every house has its own market.

The buyers getting the best outcomes today aren’t asking whether it’s a buyer’s market or a seller’s market.

They’re asking:

“What kind of market is this house in?”

That’s the question that wins.

Before “the projects” became shorthand for struggle, there was intention, dignity, stability and design. Complicated. Imperfect. Life-changing. Atlanta’s housing story is more layered than most people were taught. Black history is American history.

this Atlanta transformation went from slum ➡️ America’s first federal Black public housing - and nearly no one remembers its name 🖤 Decades before gentrification talk, families built community, libraries and legacy here.

Come see why this one’s different.

No punch list waiting for you. No “we’ll get to it eventually” projects. Just a home where someone already did the work, so you don’t have to.

☕ Sunday afternoon. Grab your coffee. Bring your people. Walk through a house that actually feels ready.
What you’ll find:

🔥 Gas fireplace in the living room (perfect for next winter)
🛁 Primary bath that looks like a spa (vaulted ceilings, soaking tub, the works)
🧺 Upstairs laundry room steps from the bedrooms (yes, really)
🌳 Flat corner lot with a gazebo and fire pit (hello, summer nights)
✅ HVAC replaced 2022, water heater brand new 2025

This is the kind of house where you walk in and can actually picture your life. Your couch in that living room. Your coffee on that butcher block island. Your Sundays in that backyard.
