Your county is about to drop the year’s bill like it’s hot - and your mortgage servicer is the one writing the check from your escrow.

Here’s the catch:
👉 If your escrow account is short, you’ll get slapped with a “shortage” and a higher monthly mortgage payment to cover that.
👉 If your escrow account is over-stuffed because the lender guessed too high for 2025 taxes, you’re basically giving them an interest-free loan until they issue a refund check.
👉 If the county lowers your bill after you’ve appealed, the lender might still be collecting as if you owe the bigger number - meaning your money sits in their pocket.

Missed the 2025 appeal window? 🔔 No shame, just set a calendar reminder for June/July 2026 when next year’s assessments land, so you can appeal right away.

Smart move:
Before the bill is due, log in and check two things:
1️⃣ Is your escrow balance fat enough to cover the county’s 2025 bill?
2️⃣ Is your servicer using the final bill amount - not last year’s sticker shock -to set your monthly payment?

Been there, replaced that. 🏠💸 With inflation making EVERYTHING cost like we’re shopping with Monopoly money, every home reno dollar has to work overtime - whether you’re nesting for a decade or prepping to sell.

Y’all, I’m seeing WAY too many beautiful LVP floors turning into expensive disasters at the 3-year mark. And it’s not always cheap product or bad installation - even quality LVP is failing in ways that’ll make your wallet weep actual tears. 😭

If you’re in the South (GA, FL, AL, MS, LA represent! 🌴), humidity is NOT your LVP’s bestie. That moisture has to go somewhere, and plot twist: it’s throwing a party under your “waterproof” floors.

Swipe for the red flags every homeowner needs to spot before dropping serious cash on luxury vinyl plank ➡️

Real talk: I know several Builders in Atlanta who have had to replace entire houses worth of flooring because we didn’t know what we didn’t know. Don’t let your floors become a cautionary tale. 🙈

The golden rule: Commercial grade 20-mil wear layer + proper moisture barrier = enjoying your floors for 12+ years instead of Googling “emergency flooring replacement” at 2 AM.
