Congratulations to my client for closing on her first home 🍾🎉🎊

Sometimes it only takes one showing-my client knew exactly what she wanted and where she wanted to be. We saw this town home and she immediately knew that it was the one.

A New Construction ➕ Equity: She was one of the first to go under contract in this new construction community so she walked into $40k worth of equity!

Everything was smooth sailing until two weeks before closing when the builder’s loan officer left 🙄 and their team had to scramble to complete the loan process but we got it closed!

💥Money Saving Tip💥

So P.M.I. is something that I get asked about A LOT.

Traditionally lenders required buyers to put down between 10-20% of the purchase price as the down payment. If the buyer was unable to put 20% down the lender would require that the loan contain primary mortgage insurance.

P. M. I. protects the lender in case the buyer stops making payments on the home and the lender must repossess the home and then sell it for less than what the current mortgage is on it.
Since lenders now offer loan options between 3% to 5% down you can find PMI on most home loans. Traditionally you can only remove PMI by waiting until you have 20% equity in your home and then going through a refinance to remove the PMI. A refinance is similar to financing a home the first time so you would be out of pocket thousands of dollars in closing costs in order to remove that payment from your mortgage.
But instead of going through all that hassle, you can actually contact your mortgage company and ask them to do another appraisal on your home and if the appraisal comes back that you now have 20% equity in your home you can now ask your mortgage company to remove the PMI. Appraisals typically cost anywhere from $400 to $500 depending on the lender and doing it that way ultimately saves you thousands of dollars immediately and tens of thousands of dollars over a 30-year mortgage!

And just like that my client is under contract on this beautiful home located just outside of the city! After 8 months of patiently waiting we made it to the finish line! My client purchased a 3 bed/ 2.5 bath home with a basement (an extreme rarity in the neighborhood), located on the beltline and adjacent to the New Westside Reservoir Park, in one of the hottest neighborhoods in Atlanta. Oh! His neighbor's home just sold for $100K more than what he paid for his 😁. That's the beauty of new construction, if you get in early enough you can have instant equity before you pay your first mortgage payment.

Happy Monday ☀️ While this month has been SUPER stressful, I plan on ending this month on the right note. I'm looking forward to a couple closings this week, pushing myself to get my daily morning workout sessions in, and focusing on finding my investor clients a few rental 🏘 to add to their portfolio. Happy Monday!! While this month has been SUPER stressful, I plan on ending this month on the right note. I've been a little M.I.A. but trust and believe I've been working..

With all of the moving parts (buyers living in California and sellers living in Florida) going on in this transaction this was probably one of the smoothest closings of my career! My client and her entire family are moving from California to Atlanta to attend graduate school at Georgia Tech (Go Jackets!!🐝). They flew in for ONE weekend to look at homes. Like any good future MBA, my client had her spreadsheets/questionnaires ready to rank the over 15 homes we were scheduled to see around Atlanta. This one was one of the first that we viewed and it was absolutely perfect for them. With over 3500 sq ft of space the entire family can live here comfortably and being close to the city she won't have to spend her time stuck in traffic to make it downtown. And like I always say the west side is the best side 😄. Thank you so much to my lender for getting us to the table 4 DAYS EARLY! Also shout out to my mom for signing tons documents and being POA for my clients!
