Ponce City Market did not become an Atlanta landmark overnight.

Frances Bohn, Director of Development and Construction at Jamestown .lp , walks us through the early redevelopment of Ponce City Market and the behind-the-scenes work that helped bring one of Atlanta’s most recognized projects back to life.

When Jamestown bought the building in 2011, the first step was remediation and abatement throughout the historic building.

At the same time, the team worked closely with the National Park Service to make sure the redevelopment honored what was original to the structure.

That meant keeping the original window frames, scraping and restoring them, and reglazing 67,000 panes of glass.

They preserved what mattered, restored what could be saved, and built a new experience around the character that was already there.

Atlanta has always been known for moving fast.

Jim Irwin, President of New City, LLC, explains why that speed has helped shape the city’s growth, from its business culture to the rapid transformation of the Midtown skyline.

But as Atlanta continues to mature, the conversation is changing.

It is no longer just about how quickly the city can build. It is about what kind of city Atlanta wants to become.

For Jim, great legacy cities are defined by great architecture. And Atlanta has reached an exciting inflection point, where world-class business growth can now support world-class architecture.

The next chapter of Atlanta’s skyline may not just be bigger.

It may be more iconic.

Where is the opportunity in real estate right now?

David Allman, Founder and Chairman of Regent Partners, says the answer starts with understanding how difficult development has become.

High interest rates, rising construction costs, inflation, and a tighter capital environment have made new projects harder to pencil.

But difficult markets can create opportunity.

For David, the key is finding the right niche, the right basis, and the right partners.

Multifamily will come back. Certain residential products still work. And office may offer real value-add potential when bought at the right price.

In his words, this is a buying opportunity.

Great mixed-use is not just about buildings.

It is about creating a place people choose to be.

Mark Toro, Founder, Principal, and Chief Vision Officer of Toro Development Company, shares the lesson behind Avalon, Colony Square, and now Medley: the most successful developments become true community gathering places.

People want places that feel alive. They want activity, connection, and a reason to stay.

Now, that same thinking is shaping Medley, where the public space is being designed around restaurants, bars, patio seating, events, yoga, concerts, and the simple idea that people attract people.

The secret is simple.

Because it adds value.
