We’ve talked about property taxes & homeowners insurance… so now let’s put it all together! 🏡

What actually makes up your TOTAL monthly mortgage payment?

Your payment can include more than just paying back the money you borrowed. That’s where PITI comes in:

Principal — The portion that pays down your loan balance
Interest — The cost of borrowing the money
Taxes — Your property taxes
Insurance — Your homeowners insurance
Depending on your loan and the property, you may also need to factor in mortgage insurance and/or HOA dues.

And THIS is why I always remind buyers: don’t shop by purchase price alone!

Two homes listed at the exact same price can have very different monthly payments once you factor in taxes, insurance, HOA dues, mortgage insurance and other costs.
