I cannot stress enough how critical staging is! Using updated furniture/decor not only shows well for pictures but also can detract buyer’s eyes away from less optimal features of the home. I find that most buyers have very little imagination when they are viewing a vacant home or one that is filled with clutter. A staged home will always look and sell better than a vacant one.

Staging may seem pricey upfront (generally costing 0.5-1% of sales price) but did you know that on average, staged homes can help increase the sales price up to 20%? Not a bad return on investment if you ask me.

I had the pleasure helping a family sell their mother’s estate yesterday. We got an offer in quickly but ran into an appraisal issue. Not the best news, but hey, this is where our experience in real estate really comes into play. We were still able to negotiate a sales price above appraisal value! I’m so honored to have helped close this chapter in this family’s life. The new buyer is going to love the space that this townhome offers - I absolutely love this townhome complex of Emory Parc!

Want to know the best 💵 you can spend to get your home ready for the market? It is paint! It seems some home owners are reluctant to do it - perhaps they would prefer to do it themselves (and we all know it is labor intensive!), or another hurdle is the annoying prep work (removing all the furniture away from walls, taking down art, etc), or it could just be the cost to hire it out. I also get owners saying “whoever buys it next will want to paint it their own color anyways.” While this could be true- having neutral walls to start is going to make everything look fresh and new, giving home buyers a clean canvas to imagine what they would do with the space. Fresh, crisp white walls also photograph really well while mismatched colors in every room can really distract home shoppers from focusing on the room.

If you just can’t paint the entire house, focus on rooms where the paint may be looking drab (stairwells, mud rooms, & bathrooms are high use areas that always have more smudges than anywhere else). Speaking of paint, I always recommend painting the walls a white color. It may sound boring but trust me, it looks so good and updates any space!

Speaking of hot, are you wondering if the real estate market is still hot? Honestly, it depends on the neighborhood. We are seeing the highly desirable homes that are in great condition and location still sell quickly. But other homes that may have a catch, aren’t priced right, or aren’t in show-ready status are sitting longer. We are also in the middle of summer which traditionally yields to a slower market - everyone is on vacation!

The good news is that we are seeing a slight increase in housing inventory but we are far from being at a level of a balanced market. The market data for metro Atlanta showed a small uptick of inventory from 1.4 months to 1.8 months (a normal market is 6 months).
