You know, sometimes you have to just believe in yourself. Grant and Mallory were recently referred to me after previously having some trouble getting started with the buying process. We met up, I let them know some options and we worked out a plan to make them homeowners. Cut to just 6 weeks later and the deal is done! Not only did I negotiate a new roof and $8k in closing costs paid for them upfront, but then the home appraised over contract price and they got repairs taken care of by the seller. In addition, they got an easy grant for an additional $5k in free money! Now they get to enjoy home ownership and literally a new roof over their heads.

After having some trouble finding what they were looking for with another agent, Stacy and Jarek were referred to me to get the job done. They had a tight deadline and a very specific list of needs for their multigenerational family's dream home. After a couple of weeks we found what seemed to be a great fit. Unfortunately, upon inspection of that home, my inspector found aluminum wiring that the seller's inspector had missed 2 years earlier. Knowing that could not be repaired in time, we started the search over and landed on this renovated 6 bedroom, 5 bath home with enough space for their entire family to finally have a home together! What's even better? They got a check at closing. That's right. Nic and Mary knew exactly what they wanted. I say that sometimes, but I've never meant it quite like in this case. We searched and nothing really seemed to fit until we found 4200 Admiral. We put together an offer that was to the seller's liking, but also got Nic and Mary several thousand in closing costs. After an inspection that revealed a few more issues than expected, we worked out an amendment that resulted in a full roof replacement as well. I'm really happy for the way this turned out and appreciate the hard work by everyone involved to keep everything together and get it closed. Nothing fishy going on here! It's definitely not an AI cover-up of an oversized key! Or maybe it is. Either way, it's fitting because we caught an offer after only 2 days on the market. The buyer took one look and was hooked! She put up a little fight, but we got her in without giving up much line at all. I'm happy to report that the catch and release was successful and my seller, who also happens to be my Aunt Kathi, had a smooth time on the water.
