🏡 The 2026 listing window is narrowing, and if you’ve been thinking “sometime next year,” I believe this is a smart time to start the conversation.
Late September through early November is typically the last meaningful stretch to list, find a buyer, and work toward closing before the calendar turns. After that, holiday schedules can mean a smaller, more distracted buyer pool.
The Northeast Florida market is balanced, but still active. According to NEFAR’s August 2026 report, the region had 6,103 active listings, a 3.6-month supply, and a median 31 days on market for single-family homes. Duval County recorded a 25-day median and a 3.4-month supply.
That means buyers have more choices, so realistic pricing, thoughtful preparation, and a strong marketing plan matter more than ever. Here at the Beaches, single-family inventory remains tighter than the region overall, which makes accurate positioning especially important.
I can help you map out the right timeline, improvements, pricing strategy, and launch plan for your goals. No pressure, just useful information so you can make a confident decision.
