🚨 Mortgage Rate Update 👇

It's finally here - the Fed cut the Federal Funds Rate by 0.5% for the first time since April 2022. 📉

This may be another time where the anticipation is more fun than the actual event. 🤷‍♂️

I say this because mortgage rates have declined nearly 2% since April anticipating the Fed's moves. 🤑

Now that we're here, there is a ton of pressure to live up to the hype of what's to come. 😬

The Fed (in theory) will evaluate inflation, the economy, and market expectations as it moves forward. 🧐

And this coming week, we'll get the PCE inflation report which has come in at 2.6% (year-over-year change) for the last 3 months in a row. 🛬

A tick lower will encourage markets that they'll get the expected Fed cuts, but a surprise increase could whipsaw mortgage rates higher. 🎢

It sounds backwards, but we might already have the lowest rates we'll see for a while as the market has already factored in the Fed's future rate cuts. 💡

✅ Bottom line: mortgage rates might be the best they'll be without surprise rate cuts above and beyond the plan.

🚨 Mortgage Rate Update 👇

Buyers, get your dancing shoes on! FHA and VA loans are now both under 6% on average. 🕺💃

Conventional and Jumbo loans aren't far behind either! 😁

The big drivers of the lower rates this week was two major reports on the labor market signaling a big slowdown in hiring (unless you want to work for the government). 💼

The jobs reports (ADP & BLS) came in 33% and 17% lower than expectations, respectively. These are big misses and red flags for the economy. 🚩

We've got another big week ahead as the CPI inflation report will be released. 📊

While the pace of rising prices has slowed, I think we've got to be concerned about stagflation (rising prices and a recession). 😳

In the meantime, the housing market should get a boost from these lower rates and the wise would do well seizing the opportunity in case it doesn't last. 💪

You won’t find anyone who’s going to argue that mortgage rates have had a big impact on housing affordability over the past couple of years.

🚨 Mortgage Rate Update 👇

Last week was another win for buyers and sellers as rates moved lower! 🤩

The big driver behind the move was a lower than expected inflation report (CPI) that all but assured a Fed rate cut in September. 🥳

Notice that rates fell ahead of the Fed actually taking action. 👀

A big misconception is that rates will drop when the Fed cuts or rise when the Fed increases the Federal Funds Rate. 🤨

Instead, the market anticipates the Fed's future action and investors/rates adjust ahead of it accordingly. 😲

This week, we've got a big update on U.S. retail sales coming out Tuesday. 📊

People will be watching this report to get more clues on how consumers are holding up and if a recession is potentially around the corner. 🧐

In the meantime, here's to the down-trend in rates continuing! Take advantage of it while you can! 🚀
