BUYERS, Let’s Talk About A Few Tips for Submitting a Competitive Offer 📝

1) LARGE BINDER DEPOSIT. Sellers like to see a serious commitment from a Buyer. The standard amount is 1% of the purchase price. Think, the more $ down, the stronger the offer looks to the Seller.

2) AS-IS ADDENDUM. This still allows you, the buyer the right to have the property inspected. You may request some allowance for the condition but should not expect cooperation from a Seller. It is important to have your home inspected properly! Inspections allow you to have a full report on all immediate & future maintenance. Should a large concern be discovered, you as the buyer would have the option to walk alway from the home.  

3) WAIVE APPRAISAL CONTINGENCY. Should a house appraise for less than the contract price, this waiver lets the Seller know you are willing to move forward & are able to cover the difference of the lender’s appraised value.

4) PAY ALL OR A PORTION OF SELLERS CLOSING COSTS. If you have extra cash on hand, this is an option to increase a Sellers’ net without inflating the purchase price.

5) PREPARE IN ADVANCE. Every Seller is different and may be looking for a different type of offer. Make sure you are working with a full-time, experienced Realtor to discuss all your options & have a plan before going to see a home.
