Some closings take a few extra moving pieces to get to the finish line! 🏑🀍
I had the privilege of helping a fellow real estate agent relocate from North Alabama and make our little corner of the state home. Meanwhile, the seller ended up having to sign closing papers from the hospital at the very last minute!
There were plenty of moving parts and a whole lot of coordinating behind the scenes, but somehow it all came together so smoothly. πŸ™Œ
We’re thankful for good agents, lenders, title companies, clients, and everyone willing to work together when life doesn’t exactly follow the plan.
Welcome home to our newest localβ€”and congratulations to everyone involved! ❀️

Did you know your home appraisal can come in too low? 😳

It happens more than you'd think β€” and it can throw a wrench in your deal. But a low appraisal isn't always the final word. Here's how to appeal it:

πŸ“‹ Request the full appraisal report and review it for errors

πŸ“Š Compare the comps used β€” outdated or mismatched comps happen

🏠 Document any upgrades or improvements that may have been missed

✍️ Submit a Reconsideration of Value (ROV) with your evidence

πŸ” Ask about a second appraisal if the ROV doesn't move the needle

⏱️ Move fast β€” your closing timeline is ticking

A low appraisal isn't the end of the story. Save this for later πŸ’¬

You're planning to list. You've got a long renovation list. New kitchen, fresh paint, maybe redo the bathrooms. πŸ› οΈ

Here's what I see happen: sellers spend $20K on renovations while ignoring the $200 fixes that buyers actually notice first.

πŸ” Here's what buyers notice before anything else:

πŸšͺ Your front door (chipped paint, broken hardware, faded β€” it screams neglect)

πŸ’‘ Lighting (dark homes feel abandoned, no matter how nice they are)

🧹 Clutter and cleanliness (a clean home in bad condition beats a dirty home in good condition)

πŸͺŸ Windows and frames (dirt, grime, broken seals β€” they scream deferred maintenance)

🏑 Curb appeal (dead grass, overgrown bushes, cracked driveway β€” the first impression kills deals)

🚿 Bathroom cleanliness (spotless bathrooms make buyers feel safe, grimy ones make them run)

🐒 Slow doors and squeaky hinges (little annoyances add up to "this place is falling apart")

🌱 Yard condition (overgrown landscaping makes buyers think about hidden problems)

Real talk: Buyers use these small things to extrapolate. A dirty home? They assume everything is neglected. Broken hardware? They wonder what else isn't maintained.

You don't need a full renovation. You need a strategic one. Fix what buyers see first, then invest in what actually matters.

Ready to list smart instead of expensively? Let's prioritize what actually moves offers πŸ‘‡

Let’s play a game! β™ οΈπŸ“β™£οΈ

Name the first 3 iconic locations that come to mind when you think of Atmore.

I asked Ella Kate and she said:

Gather
First Baptist Church of Atmore
HAWT MESS Boutique

Now I need to know… what are YOUR three? πŸ‘‡πŸΌ

Live here OR think business. πŸ’Ό

Office β€’ Boutique β€’ Salon β€’ Studio β€’ Medical/Dental Office β€’ Retail β€’ Investment β€” and plenty of other possibilities. Atmore’s B-2 zoning allows single-family residential along with a wide variety of commercial uses.

Maybe you don’t need a house… maybe you need a really cute place to grow your business.

You've wondered. Maybe you've looked online. Maybe you've driven by comparable homes. But here's the gap between what you think your house is worth and what it actually sells for? That's where the real story lives. 🏠

Here's the problem with online estimates:

πŸ’» Zillow estimates are guesses based on outdated data (sometimes wildly off)

πŸ“Š Comps from six months ago don't account for market shifts happening right now

🎨 Your home's unique features don't show up in algorithms (that updated kitchen, the light, the vibe)

🏘️ Neighborhood microdifferences matter way more than you think (one block over changes everything)

⏱️ Days-on-market tell you more than price tags (was it overpriced? Perfect pricing? Market timing?)

Here's what actually determines your home's value:

πŸ”‘ Condition and updates (investors see differently than families)

πŸ“Έ How it shows (bad photos = artificially low perceived value)

⏰ When it sells (fall buyer energy is different than spring)

πŸ’° Who's buying (owner-occupied vs. investor changes negotiating power)

The homes that sell fastest aren't always the most expensive. They're the ones priced right based on actual market data, not wishful thinking.

Getting a real number takes real research β€” not an algorithm.

Curious what your house is actually worth? Let's figure it out together πŸ‘‡

You're scrolling Zillow at midnight. Saving homes you love. Maybe even driving by neighborhoods. It feels productive. πŸ“±

But here's the truth: browsing and being ready are completely different things.

And that's actually okay.

πŸ” Here's what browsing actually means:

You're curious. You're exploring. You're starting to think about what's possible.

Real talk: Most buyers stay in the browsing phase way longer than they need to. They think they have to have everything perfect before they even talk to a lender.

Wrong. Talking to a lender is what makes browsing into planning.

You don't need to be ready to have the conversation. You just need to be curious enough to start it.

That browsing habit? Turn it into a pre-approval. That's when things actually get real.

Ready to stop browsing and start planning? Let's talk πŸ‘‡

UNDER CONTRACT!! 🏑❀️

July 7th, I started working with this sweet family. They got pre-approved, we talked through all their wants and needs, and started the search!

Inventory was THIN, so we waited… and waited. Then THIS ONE hit the market! We were there the very next day, and I’m pretty sure the kids had already decided they were buying it before we ever made it through the front door. πŸ˜‚

Sometimes you just have to be patient and wait on the right one, and I think we found it! πŸ™ŒπŸ»

Now, let’s get this family to the closing table!! πŸ”‘
