Seller tip: the work you do BEFORE listing matters more than you think.

In today’s market, presentation can make a huge difference.

If your agent gives you homework before photos and showings, listen to it. Declutter. Touch up paint. Handle the obvious repairs. Clean the things you’ve stopped noticing. Take care of deferred maintenance.

Do the hard stuff on the front end.

Why?

Because buyers are paying attention, and a home that feels truly move-in ready is much more attractive than one that looks like it comes with a long to-do list.

And if the price reflects the condition and presentation of the home, even better.

Waiting until after inspections to address issues can mean a lengthy repair request, more negotiation, or a buyer who starts second-guessing the purchase.

My goal with sellers is to get the home ready before we hit the market, not figure it out after buyers start walking through the door.

Closing out a busy week and heading into the weekend feeling very grateful.

This week looked like coffee on the go, client follow-ups, seller prep, mailings, appointments, transaction work, and plenty of behind-the-scenes real estate that never makes it into the photos.

Some weeks are fuller than others, but I’m thankful for every conversation, every referral, every client who trusts me, and every opportunity to keep building something I’m proud of here in our community.
