What’s most important to you? A good neighborhood or A larger home? Whatever you value, we’ll find it together!

While the quality and features of the home are important to look out for while house hunting, neighborhood quality is just as important! Before submitting your offer, I suggest doing a little homework about a prospective home’s surroundings to ensure that you get the complete value you deserve.

A reverse mortgage is a loan for homeowners 62 years old or older that doesn’t require the homeowner to make any loan payments. However, loan payments are due when the borrower passes or moves away, and heirs are left to decide the next steps.

If you’re wondering what to do in the case that you have to pay back a reverse mortgage, here are a few ways:

✅ Sell the home. You can use the proceeds to pay back the loan.
✅ Refinance with a forward mortgage loan.
✅ Take a loan on the property to cover the balance on the mortgage.

Interested in going the selling route to pay back a reverse mortgage? Then let’s chat about your options today!

You may have come across the concept of selling homes “as-is,” where sellers don’t do any repairs before closing. But, what does that mean for the seller?

It’s important to note that seller disclosure is still needed, meaning if all known defects are not disclosed, this can land you in some legal trouble. While there are many valid reasons a seller can sell their home “as-is,” it’s always important to keep transparency in mind!

Looking back in history, today marks the first voyage to America, the discovery of the very land we love. Without this historical travel date many years ago, we wouldn’t have the opportunities and freedoms afforded to us in this great country of ours, the USA. Happy Columbus Day!

Did you know you can improve the odds of selling your home over the listing price? How you ask? Consider staging your property.

You may think home staging may not seem like it’s that big of a deal, but in today’s competitive market…. let me tell you…The tiniest detail could mean the difference between “For Sale” and “Sold for top $$$” 📈

Here are My Top 5 Tips to help you sell your home over the listing price:

Update your furniture
Try giving worn-out pieces a pick-me-up with new pillows or a slipcover.
Go neutral
Tone down any bold color choices in favor of neutral colors schemes that will make the rooms in your house more palatable for all potential buyers, no matter their personal style preferences.
Declutter
Minimalism wins when staging a home. Remove appliances from counters, clear magazines from tabletops, and take your boots out of the mudroom. A house on the market should appear ready for a new occupant.
Keep it Clean
Would you consider purchasing a dirty home? You want to present the home in the best possible manner. Scrub grout lines in the shower, mop the floors, and dust off any furniture. Let no detail go unnoticed! Clean everything
Maintain Curb-appeal
One of the first things a buyer will notice is the front corners of the yard, along driveways or walkways, and immediately in front of the house. It’s important to make sure the space has been cleaned, get rid of weeds, and keep the lawn trimmed.

There are three essential terms to know when dealing with contracts! They are what are known as contingencies, inspections, and possession.

✔️ Contingencies
If you need to sell your current home in order to buy your next home, this is called a contingency.

✔️Inspections
Unless inspections are waived, buyers will have an allotted time to get home inspections done

✔️Possession
Some buyers will get possession when they close on the new house while others might have to wait an agreed-upon amount of days after closing to get possession.
