Loved touring this incredible horse property on just over 8 acres in Newcastle, CA.

I have to admit, I was a little obsessed with the pond, the slide, the beautiful landscaping, and most of all... the sandy beach. My horses would be in heaven rolling around in that sand.

The property also has an EPIC movie theater. I almost convinced the listing agent to sit down and watch Star Wars with me. 😂

This home recently had a significant price reduction and is now offered at $2,998,000.

Spending $99,000 on raw land in Nevada City buys you actual, usable acreage, whereas spending that same amount on land in the Bay Area gets you unbuildable dirt. In the Sierra Foothills of Nevada City, $99,000 routinely buys a 1 to 5+ acre forested plot where you can legally build a home, set up a septic system, and dig a well. Conversely, a $99,000 land listing in the Bay Area is almost always a tiny, high-risk "paper lot" on a vertical Oakland or Berkeley hillside that cannot be built on due to extreme grade slopes, strict environmental protections, or millions of dollars in required utility extensions. Essentially, Nevada City gives you a viable homestead canvas, while the Bay Area gives you an expensive zoning headache.
