What is really happening in the Auburn and Sierra Foothills real estate market?

During Q2 2026, the broader Auburn market recorded 129 closed sales, a median closed price of $675,000 and median market time of 27 days.

The market remained active, but buyers became more selective about pricing, property condition, insurance and the overall cost of owning a foothill home.

Approximately 71% of the homes that closed had 30 days or less on the market, making accurate pricing and strong preparation especially important during the first few weeks.
