I was asked by these homebuyers/friends/neighbors to represent them on their purchase of this (first time ever on the market) home. The location was IT for them. The home needed some TLC, but nothing they couldn’t handle. The price dropped just as they were thinking to make an offer so we jumped!
In our offer, we requested that the seller pay for the septic pump and inspection while my clients paid for the home inspection. After some consideration, they agreed, the offer was accepted and we MOVED FORWARD.
The septic tank then FAILED inspection. In fact it was so dilapidated that it needed a brand new tank. 💰💰💰Seller agreed to pay for the replacement and we MOVED FORWARD.
The replacement process took longer than what the escrow time was going to be but we were all of the understanding that the plan was to close the deal- so we agreed to extend the escrow and we MOVED FORWARD!
My clients, even though first time homebuyers, were cool as cucumbers. The stress of purchasing a home can be very overwhelming- paperwork, inspections, words and phrases you just can’t understand or wrap your head around. But they trusted the process and knew I had their backs. THIS is why it’s so important to have representation!!
We got through and now my clients are proud owners of this cutie and working hard to get it ready for move in day. AND they have a brand new septic tank all for under $450k in Auburn near the canyon (VIEWS 🤩)!
