๐ Current Active Homes for Sale: 7,351
๐ Inventory rebounded by 411 homes from last week's 6,940, climbing back above the 7,000-home milestone.
๐ฐ Average 30-Year Mortgage Rate: 6.68%
Despite mortgage rates remaining near 6.7%, inventory continues to build, giving buyers more choices than they've had in years.
๐ What This Means
โ
The market bounced back after the holiday week, with 1,268 new homes coming to market.
โ
Inventory climbed back above 7,300 active homes, continuing the overall trend of increased housing supply.
โ
Pending and closed sales were down this week, but those numbers often lag behind changes in inventory and can fluctuate from week to week.
โ
Wednesday remains the busiest day to list a home, with 361 new listings.
๐ก My Take
This week confirms that the sharp drop we saw over the Fourth of July was seasonal rather than a sign of a slowing market.
The biggest story continues to be inventory. Massachusetts now has 7,351 active homes for sale, up 16% compared to this time last year. Buyers have more options, but homes that are priced well and marketed effectively are still attracting attention.
As inventory grows, strategy becomes even more important. Sellers need to stand out, and buyers have more opportunities to find the right home without feeling as rushed as they did a year ago.
