Interesting data, "When the market is up, people tend to ignore taxes, but when prices dip, appeals happen."

One thing I expect to see this year is more property tax appeals. When the market is up, people tend to ignore taxes, but when prices dip, appeals happen. Here are Sacramento County stats. By the way, in 2008 there were nearly 12,000 appeals.

Interesting data..

Sellers, it's not always easy to digest current housing trends, but it's important to be in touch with the market that actually exists. Here's the weekly median price in the Sacramento region. 2022 is the black line and 2021 is the yellow line. Not a shocker to see prices change course when mortgage rates spiked. Thoughts?

Sellers, nail the price:

- There's a smaller pool of buyers today
- Overpriced neighbors aren't comps
- 53.8% of listings have had a price drop
- 49.4% of pendings reduced before a contract
- 50.6% of pendings didn't need a reduction
- Drop the price significantly if required
