Market Update
The Androscoggin County housing market is still moving, but the numbers show things are shifting compared to the year ending 2025.

For single-family homes, the median sales price is currently $345,000, which is down 1.4% vs. the year ending 2025. The median days on market is 19 days, showing that well-priced homes are still moving, but buyers and sellers both need to pay attention to pricing, condition, and local competition.

Every town and every property is different, so these market snapshots are a helpful starting point — but the real answer comes down to your specific home, neighborhood, and timing.

What $400,000 buys around Lewiston/Auburn and surrounding towns right now

A $400,000 budget in the Lewiston/Auburn area can still open up some solid options, but buyers are paying close attention to condition, updates, location, and whether the home feels move-in ready.
In this range, you may see anything from a nicely maintained single-family home, some new construction options to a larger older home, a property with garage space, or even some multi-unit options depending on the street, condition, and current inventory.
