You started shopping with a specific mental image of your future home in your mind. Then the houses in your budget came in smaller than you pictured.

That’s the reality for a lot of buyers right now. Affordability is tight.

But don’t let that discourage you. Going smaller might actually be a smart play in today’s market – and the upside can be bigger than you’d think. Let’s break down two places to look where smaller won’t necessarily feel like a compromise. | KCM

The Martis Valley Trail provides access to commercial centers, rivers, parks, and lakes while reinforcing North Lake Tahoe’s commitment to sustainable recreation, mobility and environmental stewardship.

Construction of Martis Valley Trail has been an inter-agency collaboration between Placer County, NCSD as well as the U.S. Army Corps of Engineers, the Washoe Tribe, Truckee Donner Land Trust and the Northstar California Resort.

The Martis Valley Trail is a key component of the Resort Triangle Trail, an ambitious regional system that will ultimately include 62 miles of paved trails connecting Kings Beach, Tahoe City, Olympic Valley, Truckee, Martis Valley and Northstar in a continuous loop.

The California Department of Forestry and Fire Protection (CAL FIRE) Nevada-Yuba-Placer Unit has announced effective at 8:00am, Friday, May 1, 2026, all hazard reduction burning will require a permit in Nevada, Yuba, Placer and Sierra Counties.

Burn permits must be obtained online at https://burnpermit.fire.ca.gov/. To acquire a permit, visit the website, watch a short educational video, and apply. The process provides the necessary information needed to conduct the burn safely, while minimizing the chance for fire escape. Permits must be in possession either by printed copy or digitally. Permits are valid beginning May 1 of each year and require annual renewal. This date is established in accordance with California Public Resources Code 4423, which requires burn permits for residential debris burning during fire season.

Permits are issued free of charge and allow for the burning of dry landscape vegetation (NOT household trash) that originates from the landowner's property. Hazard reduction guidelines are listed on the permit and must be followed at all times. Property owners conducting residential debris burns must contact their local Air Quality Management District to determine what permit requirements or burning restrictions apply in their area and must ALWAYS call to ensure burn day status.

As a reminder, all burn piles must have a minimum 10-foot clearance to bare mineral soil in every direction. Piles should be no larger than 4 feet in diameter, and you must have a shovel and an adequate water source on hand. An adult must always be present during burning. Failure to follow these basic safety precautions may result in a citation and fines. 🚧 Exciting progress for Placer County!

Our Board of Supervisors has approved a $61.6 million construction contract for Phase 1 of the long-anticipated Placer Parkway project—a major regional expressway designed to reduce congestion and improve connectivity across West Placer.

Construction is set to begin this summer and will include:
• Upgrades to the SR-65/Whitney Ranch Parkway interchange
• A new four-lane roadway connecting SR-65 to Foothills Boulevard
• A railroad overcrossing
• Widening Whitney Ranch Parkway to six lanes

Once complete, Placer Parkway will span approximately 15 miles, connecting SR-65 to highways 70/99 in Sutter County—improving access to I-5, downtown Sacramento and Sacramento International Airport.
