With the cost of insurance going up dramatically, and the fact that these are new homes with fire rated construction requirements, we have found AFFORDABLE insurance quotes from Ralph Smith State Farm Agency in Auburn 530-885-8652.

Utilities
All Utilities in. The service provider for the electric is PG&E. There is no natural gas available. The provider for water is Placer County Water Agency. Sewer service is provided by the City of Colfax. High Speed Internet is pre-wired and internet ready and provided by Wave BroadbandSchools
Your public schools are Colfax Elementary and Colfax High Schools.

Restrictions
No Home Owners Association. No Restrictions for investor buyers. Because of the size of the lots there is no room for garages but there are at least 2 designated off street parking per home. Any additional parking is on street. Shadow Wood Place location is in a zoned Historical District. All home colors were pre approved and pre assigned per lot by the City of Colfax and cannot be changed by Builder.
Can Buyers Make any Changes or Modifications?
Our objective was to keep these homes within an affordable price range. On future homes not finished yet, buyers MAY be able to pick 1 of 4 cabinet color/flooring packages. ANY modifications done by the buyer after close, may need approval by the City of Colfax. Any and all costs incurred will be at BUYER’S expense and are not included in Builder’s Warranty.
