The tax year has started… but the new taxes haven’t been committed yet. 🤔 Welcome to Maine! 😂

In most Maine municipalities, the property tax year runs July through June — but this time of year, many towns still haven’t committed their new taxes or issued the new tax bill.

So what happens if you’re closing now?

We use the previous year’s tax bill to estimate the tax proration at closing. We’re not pulling a number out of thin air — we’re using the best information currently available.

Once the municipality commits the new taxes, the actual tax bill takes over.

Just one of those little behind-the-scenes details we work through to get you to the closing table. 🏡

We asked the whole office how they felt about going back to school as a kid… and this was definitely not the result we expected.

If you’re someone who likes to read every document word for word, just let us know. We’re happy to provide a full copy of the closing package ahead of time whenever it’s available so you can review it before closing.

We will happily answer them.

But if we’re starting on page one at the closing table and reading the whole mortgage package cover to cover…
