Spent yesterday touring beautiful properties from Grass Valley to Meadow Vista and Auburn while juggling negotiations, showings, and mom life. ❤️🏡

From dance floors to soccer fields ⚽️✨

She’s been training hard, wrapped up her first season of comp soccer and just made the fall team! Between dance and sports, it’s amazing to watch how it all connects, muscle memory, balance, footwork, discipline, agility, and grace all carrying over into the technical side of soccer.

As a mom, one of my favorite things is watching my girls find confidence through hard work, teamwork, and showing up even on the tired days. These seasons are busy, loud, exhausting, and somehow the sweetest all at once.

Today we remember and honor the men and women who gave everything for our country and our freedom. As someone who works alongside so many military families and first responders, Memorial Day holds a special place in my heart.

I work before the sun comes up and after my kids are tucked into bed because so many of my clients work shift work… so I work shift work right alongside them.

I’ll answer the calls, texts, and “hey Sam, what does this mean?” messages because buying a home can feel exciting, stressful, overwhelming… sometimes all in the same hour 🤣

I’ve called Auburn home since 1996 and honestly, a huge part of my growing up happened within the gates of Lake of the Pines, riding bikes, beach days, walking from here to there with friends, and soaking up everything that makes this area special.

Home inspections are one of the MOST important parts of a real estate transaction 🤍 and contrary to popular belief… no house is perfect 😅

For sellers, upfront inspections give us strategy:
• pricing insight
• transparency
• the opportunity to tackle repairs ahead of time
• and often shorter contingencies because buyers already have information upfront

For buyers, inspections are about education and understanding the home you’re buying.

Are there major concerns?
Or are we talking about a quick Home Depot run and a screwdriver? 🤣

Buyers can request repairs and/or credits, but I always encourage my clients to look at the FULL picture during negotiations depending on price, condition, and overall terms.

This week’s repair request included a smoke detector and closet light cover… so yes, Home Depot made my to-do list again 😂

Somehow this past Mother’s Day weekend, I managed to unplug from the daily hustle… well, mostly 😅

No cell service. No WiFi. No constant notifications. Just mountain views, campfires, music, books, and watching my girls swim, paddleboard, fish, and make memories. 🤍

We slept in, stayed up late by the fire, and soaked in the kind of moments that remind you how fast life really moves.

Then Monday came and it was right back to the hustle. Showings, Request for repair punch list, calls, emails, appointments, all the things. But one thing I kept thinking about this week… time is flying. My girls are growing up so fast.

These seasons are busy, loud, exhausting, beautiful, and fleeting all at once 🤣 and I’m trying so hard to soak it all in while I can.

Being their mom is the greatest privilege of my life.
