💰 Earnest Money Deposit: What First-Time Buyers Need to Know

An EMD is a good-faith deposit you make after your offer is accepted to show the seller you’re serious about purchasing their home.

Here’s what you should know:

✅ It’s usually due within a few days of offer acceptance.

✅ The funds are held in a neutral escrow account, not paid directly to the seller.

✅ The deposit is credited toward your down payment and/or closing costs at closing.

✅ If you cancel for a reason covered by your contract contingencies—such as inspections, financing, or appraisal—you’ll be able to get your deposit back.

The amount varies based on the property and market conditions, and your agent can help determine what’s appropriate (though it’s typically about 1% of the purchase price).
