Congrats to our sellers!! This beautiful home is under contract in Harlem! 🏠

Excited to serve these families with and .

The market is picking up this new year. There are increased contracts and traffic at new construction sites. Inventory is not going up. I have also been getting a lot more calls and inquiries.

Partly, our military families are starting to get their summer assignments and they are starting to plan. Rates are also projected to stabilize and go down further this year.

I say this to emphasize that while homes are staying on the market longer than we were use to in 2020-2022, it is still strong and still moving.

December 2023 Market Update!!

Here is a quick market update in our greater Augusta Metro Market. Compared to last year, inventory is up and days on market have increased some, but home values have remained strong despite inflation. Interest rates peaked in October at a little over 8%, but have dropped back into the 6% range. With the Feds announcements, we predict interest rates will continue to lower this year. Most analysts believe it will balance in the 4-5% range.

With that being said, it is possible to get close to the same rate now through rate buy downs, offered by sellers through increased incentives and by builders when you use a preferred lender. The reason why this may be a good idea is because you have less market competition currently. If rates go down further and more buyers come into the market, experts are predicting multiple offers and buyers paying over asking price again.
