🏡 FHA Collection Guidelines Simplified:
Ever wondered if you should pay collections or if lenders look at them when applying for a mortgage? Here is some information I'm sure you have never heard before.
🚫 No Requirement to Pay Off Collections:
FHA doesn't mandate paying off collections for mortgage approval.
🔍 Lender Discretion:
Credit derogatories are at the LENDER's discretion, potentially affecting Debt to Income limits, credit score requirements, or triggering collection payment conditions.
💰 Threshold for Action:
If total collection balances exceed $2000 (non-medical, Federal, or support debt), action may be needed.
💡 Example:
Scenario: You have $14,000 in collections (closed and open with balances). Could be Auto-related, personal loans, debt collectors, anything non-medical. Guess what, Charged off collections do not matter!
Action Steps:
Include 5% of the total collection balance in DTI ($700/month).
Alternatively, qualify with lower payment amount of an approved repayment plan.
If you paid off all collections now, your credit score should improve within 30 to 60 days depending on when the collections report back to the credit bureau.
