🎯 Storytime: Why Choosing the Right Agent Truly Matters
I want to share a quick story that highlights just how important it is to have a knowledgeable, experienced agent on your side, whether you’re buying or selling.
I was preparing to list a beautiful home. I had completed a full market analysis, reviewed the comps, evaluated the upgrades and location, and determined a competitive and strategic list price that reflected both market value and seller goals.
Shortly after, an agent reached out — not for a client, but because she was personally interested in purchasing the home. She casually asked what I planned to list it for, and I shared my price. She thanked me and mentioned she would follow up.
The next day, I received a call from her broker, who let me know that the agent remained very interested — but had completed her own market valuation and believed the home should be listed for $30,000 less than my original pricing.
I respectfully responded by saying:
“Let’s allow the appraisal to guide us. If there’s a difference after she submits an offer, I’m more than willing to have a thoughtful conversation about next steps.”
📈 The result?
The home ultimately sold for $5,000 OVER the asking price I had confidently set.
This outcome reinforced something I’ve seen firsthand many times over the years:
🛑 When agents don’t do their due diligence or fail to fully understand the market, it can unintentionally cost clients thousands of dollars.
I’ve witnessed situations where homes were underpriced, under-marketed, or negotiated poorly — not out of neglect, but due to lack of experience, awareness, or strategy.
