In a true cosmetic fixer, the expensive stuff usually looks boring: the roofline reads straight, moisture signs are limited, floors feel solid underfoot, the electrical panel does not suggest an immediate update, and major work has permit history you can verify. Save the pretty-vs-ugly debate for later and start with the systems.
