Yes, there’s a story😊 But this one is so much better! We started 8 months ago with a new build contract. Then I helped them sell their home in Wichita, they moved into a camper for a month at the lake… finally today’s the day!!! Closing day! We share tears and laughs and hugs!!! Happy homeowners!

🏠 FOUNDATION CRACKS: When should you be concerned?

Foundation cracks are something I see regularly during home inspections around Wichita—but not every crack means there is a major structural problem.

Small vertical or hairline cracks in concrete foundations can occur from normal shrinkage and movement.

What gets my attention more?

🔎 Cracks that are getting wider
🔎 Horizontal cracking
🔎 Stair-step cracking in masonry
🔎 Displacement where one side of the crack has moved
🔎 Bowing or leaning foundation walls
🔎 Cracking accompanied by moisture intrusion
🔎 Multiple signs of movement elsewhere in the home

One of the most important things is looking at the whole house, rather than making a conclusion based on one crack.

A crack may be relatively minor—or it may be one piece of a larger pattern that deserves further evaluation.

That's what a good home inspection is about: understanding what you're looking at, what it may mean, and what you should do next.
