Having a vision for your business is important because it provides direction and focus, helps you make decisions, and inspires and motivates you and your team.

One of the most overlooked parts of owning rental property is finding GREAT residents👨‍👩‍👧‍👦!

Sometimes investors are too eager to get their property rented and get the cashflow 💸 going in the brRrr part of the process. And I get it, so much money going out, but when does the money start coming in, right🤷‍♂️?!

But placing the right resident in your property is key 🗝️ to a successful lease term and the potential for an extended resident. Here are a few things I look for to find the best long-term residents for my properties🏘️:

1. Credit Score
2. Rental History
3. Income Requirements
4. Criminal History
5. Bad Debt

And don’t forget to have a well defined process 📜 if you’re self-managing. The Federal Fair Housing Act makes it illegal 🚫 to deny housing based on:

1. Race
2. Color
3. Religion
4. S*x
5. National Origin
6. Familial Status
7. Disability

With a strong demand for housing 🏘️, it shouldn’t be hard to find great residents 👨‍👩‍👧‍👦!

CLOSED! Multifamily syndication complete! 🏢

If you wonder where I’ve been recently, it’s wrangling this beauty across the finish line! A 34-unit multifamily complex in Aiken, SC.

I was minding my own business a couple of months ago when I got a call to partner on this project. Well, I didn’t have the capital at the time, but you know me, time to get creative!

Discussion of a syndication came up and I thought, “Yeah, we can do that!”…aka we’ll figure it out! 😀

Y’all, it’s been a helluva journey! Great experience and we pulled together a great team to get this deal done.

And of course we couldn’t have done it without the confidence and trust from our investors. Big thanks to all of you!

More to come, but we plan to raise the rents from an average of $793 to $1,095 over the next couple of years and improve the look and feel of the property through unit turn upgrades and an investment in capex items. A projected refinance in year 4 and infinite cashflow. Basically the biggest to date!

Did I mention, we purchased this for $2.75 million and it appraised for $2.99 million 😉

Networking…AMAZING! I always enjoy getting in a room of another 120 likeminded folks ready to tackle the 🌎! I also broke 2,000 followers while there. Coincidence or intention?!

I went to this conference with one challenge for myself and that was to THINK BIGGER!!! And not only for myself but to share that same concept with others. I walked in with what I thought were my goals and quickly pushed them aside. What I left with was a plan of action to think bigger and challenge myself in a way that I’ve never done before.
