Closing day gets all the attention, but there are a few things I want my buyers to remember after they get the keys.
If youāre buying a home in Evans, Martinez, Grovetown or anywhere in Columbia County, Georgia, save this one:
1. Change the locks. You really have no way of knowing how many copies of those keys are floating around.
2. Find your shutoffs before thereās an emergency. Know where the main water shutoff, breaker panel and gas shutoff are while everything is calm, not at 11 PM with water running across the floor.
3. Watch your mail. New homeowners often receive very official-looking offers for deed copies and other services they may not actually need. Before paying for anything, ask questions.
4. Apply for your homestead exemption. This does not automatically happen at closing. Requirements and deadlines vary, so check with your county tax office after you buy.
5. Keep your closing documents somewhere you can actually find them. Your Closing Disclosure and other paperwork may be important at tax time and again when you eventually sell.
6. Start a house file. Keep receipts and records for things like a new roof, HVAC, renovations and major improvements. Some improvements can affect your cost basis when you sell, so good records can matter years from now.
7. Pay attention to your mortgage payment during that first year. Property taxes and escrow accounts can change after a sale, and sometimes that means a payment adjustment. If something doesnāt make sense, call your lender instead of ignoring it.
None of this is particularly exciting, but owning the house well matters just as much as buying it well.
