MY CLIENT: If have about $10,000 saved up and I'm ready to buy a house.
ME: Let's it down and talk and come up with a game plan.

Here is how his situation is playing out :

1. He is now approved for a NO MONEY DOWN LOAN.
2. $10,000 - $0 - $10,000 ( He still has his money )
3. The home he wants the closing cost will be around $7500
4. The seller will be paying the $7500 in closing costs

When it is time for him to close, he will not have to bring ONE SINGLE DIME to the closing table. He will get $1000 back at closing.

His out of pocket expense will be his Earnest money deposit
Home inspection, and appraisal.

Thinking about buying a home ? I want to give you a few scenarios:

SCENARIO 1 : A recent client had a 605 credit score. I connected them with my lender who approved them for a ZERO DOWN PAYMENT LOAN. They also qualified for an additional $5,000 to go towards closing costs Which was about $8000.00 . I then got the seller to pay the $3000.00 difference. This means that my buyer had to bring NO MONEY on closing day.

SCENARIO 2: Client had a 647 credit score. We got them $25,000 in down payment assistance which was used for the entire down payment and closing costs and the rest was used to buy down the interest rate. Again my client didn't bring anything to the closing table.

SCENARIO 3: Client had a 584 credit score, We got $10,000 from the city of Augusta down payment assistance program. This took care of closing costs and some down payment. Seller didn't want to pay any closing costs so the client had to come to the table with $2000.00

Here are some of the things that I want to help you with when you say you were waiting on interest rates to drop.

1. When interest rates drop do you think you will be the only one that is waiting ? The answer to that is NO. There will be hundreds of people looking in the same area as you. Many of you will be looking at the exact same home.

2. When you find a home that you really love and it's time to place an offer, guess what? There will be five or six other people looking at that same home because they too were waiting on the interest rates to drop. This will create a bidding war, and unless you are ready to come out of the pocket to beat out the other offers, you may end up having to settle for another home, thus missing out on your dream home.

3. In the long run that money that you were trying to save by waiting on the interest rates to drop just a little bit it's going to end up coming out of your pocket if you do want to try your hand in a bidding war. This means you will be coming out of the pocket with down payment, closing costs & the extra money that you had to bid over just to get the offer accepted.

If you're looking to purchase a home, sit out with me now and let's come up with a plan to help you win right now.
