"Do you think I missed my best opportunity to sell?" is a question I was asked just yesterday. My quick and confident answer was "Absolutely not!".

Although mortgage interest rates have risen, so has buyer demand. In the last 30 days, I have listed and placed under agreement four new properties (with each of the sellers receiving multiple offers to consider). It may be assumed in a seller's market that this is par for the course, but I assure you it is not. There are still a number of properties that are passed over due to being overpriced or failing to make a positive first impression. Things like quality professional photos, providing complete & accurate information, and setting realistic expectations are crucial to attracting the right buyers. A solid marketing plan that includes consideration for timing, collaboration to ensure the property is in its best state, and troubleshooting as many obstacles as possible ahead of time matters.
