This one is a great example of why buying the right property matters, especially when you know there’s a chance you may not be there forever.

We actually had the opportunity to help these homeowners purchase this home back in 2023. At the time, we knew there was a possibility they could need to move again within about three years, so that had to be part of the strategy from day one.

No one can guarantee what a home will be worth in the future, but based on what we knew about the property, the price they were buying it for, and the market, we felt confident that this was a safe bet for building enough equity to put them in a good position if that move came sooner rather than later.

Three years later, that’s exactly what happened.

We were able to help them sell the same home and walk away with thousands of dollars in their pocket.

These sellers bought this Augusta property with me in 2023. Just a few years later, we sold it for $170,000 and they were able to walk away with thousands in their pocket.

But that didn’t happen by accident.

When they bought the property, one of my biggest priorities was making sure they bought it at a number that made sense without relying on future appreciation to bail them out.

Because appreciation is never guaranteed, especially in the short term.

Over the next few years, a few things worked in their favor:

🏡 The main road the property sits on was in the process of being paved

🌳 They cleared portions of the acreage and kept the property well maintained

🔨 Before listing, we identified what needed attention and got the property prepped to show and sell well

📈 Those improvements, combined with the way we bought it originally, put them in a position to sell much sooner than most people would expect and still come out ahead.

This is why I tell buyers that how you buy matters just as much as what you buy.
