There are many reasons why we pull the front covers off of these electrical panels, even though home inspectors aren’t required to. Double taps, loose wires, arcing, wrong wire/breaker sizes, etc. There’s about a 99% chance that there is going to be something that needs attention. Corrosion can happen inside a panel with no indication of problems on the outside.

If there is anything that I learned growing up from my dad, it’s to never leave a nail sticking out of a board. When navigating these attics or any areas around the house, you really have to watch where you are stepping or crawling. I’ve actually stepped on nails before and it’s no fun. Keep those tetanus shots up to date!

We definitely keep an eye out for termite activity on any home inspection. It’s crazy how much damage those little guys can do. Kentucky is very known for its subterranean termite activity. inspection

I do love a nice metal roof, but did you know that roughly 1 out of 10 exposed fasteners are not installed correctly on a typical metal roof lol. So that may be around 200 screws on an average sized roof. There’s also things like thermal expansion and contraction, wind, and even using the wrong screws or screws that aren’t long enough. Those rubber washers also have a lifespan, and that can be dependent upon how well the fastener was installed. Either way, we give every roof a real good look for things like this 👀

I’ve seen this issue time and time again, and it’s mismatched breakers. Each manufacturer builds breakers to fit its own bus bars. Putting a non-approved brand in your panel breaks the UL listing also. With that being said, some brands do actually allow the use of other brand of breakers, but always be sure that what you’re using is allowed. Best practice, is to just use the breaker in the panel that it was designed for ⚡️⚡️
