April market numbers are in, and the Denver Metro real estate market continues to show strong activity heading into the heart of the Spring season.

Here are a few key takeaways from April 2026:
• Median sales price increased to $659,900, up 3.1% from March and holding steady year over year
• New listings jumped 12.4% month over month, giving buyers more choices and opportunities
• Pending listings continued to rise, signaling strong buyer demand despite increased inventory
• Average days in MLS dropped from 43 days to 35 days, showing that well-positioned homes are still moving quickly
• Active listings are up compared to last month, creating a more balanced and strategic market for both buyers and sellers
• Price reductions increased significantly month over month, reinforcing the importance of proper pricing and presentation from day one

What does this mean for you??

For sellers: Buyers are active, but they are also informed and selective. Strategic pricing, strong marketing, and thoughtful preparation matter more than ever.

For buyers: Inventory is improving, creating more opportunities and negotiating power than we saw over the past few years.

New year, clean slate, and a market that’s settling into a more thoughtful rhythm. Here’s a look at how January kicked off in Denver Metro.

January opened with a fairly typical seasonal slowdown across the Denver Metro housing market, paired with steady pricing and a more deliberate pace for both buyers and sellers.

Closed listings were down 16 percent year over year, reflecting a slower start to the year. Despite that, pricing held steady. The median closed price came in at $569,000, just 1 percent lower than last January. Attached homes saw a slight uptick in price to $420,000, while single family homes averaged $615,000.

Homes took longer to sell, with median days on market increasing to 56. That shift gave buyers more time to evaluate options and negotiate. Attached homes moved more slowly than single family properties, spending a median of 64 days on the market compared to 53 days.

On the supply side, seller activity increased. New listings rose 3 percent year over year, and active inventory grew 10 percent to just over 8,200 homes. With roughly 18 weeks of supply available, pricing strategy and preparation are playing a bigger role in attracting buyer attention.

Looking month over month, January brought a clear seasonal reset. Closed sales declined from December, prices softened slightly, and days on market increased. At the same time, activity began to ramp back up. New listings surged as sellers reentered the market, and pending sales rose sharply, signaling renewed engagement as the year gets underway.

The rental market remained steady. Leased properties increased year over year, while median rent held essentially flat at $2,604. Renters are benefiting from stable rates, though rentals are spending a bit more time on the market compared to last year.

The overall takeaway is that this market is moving at a more thoughtful pace. Buyers have time and options, sellers need to be intentional, and pricing accuracy matters more than ever as we move into the early months of the year.

I spend a lot of time digging into market data and watching trends closely so others don’t have to. One thing that stood out in the most recent national luxury housing report is how different the story looks depending on price point.

Across the country, luxury home prices are still rising, but not because buyers are rushing in. The growth is coming from competition over a very small number of homes that truly stand out. Buyers at the high end are being thoughtful and selective. When a home is well located, well designed, and priced realistically, it can still perform very well. When it is not, it often takes longer to sell.

Here in the Denver Metro area, we are seeing that same pattern. Luxury pricing has held up, but it is not broad based. The strongest results are reserved for homes that are well prepared and positioned. Meanwhile, across Colorado more generally, price growth has been more modest, inventory is higher than it was a couple of years ago, and buyers have more room to be patient and intentional.

The big takeaway is that this is a market driven by quality and strategy, not urgency. Paying attention to the details and understanding how national data translates locally matters more than ever.
